BOTR Terms & Conditions

Introduction

Welcome to Bliss On The River! By making a booking with us, you agree to comply with the following terms and conditions. These policies are designed to ensure that every guest enjoys a comfortable and pleasant stay. Please read them carefully, and feel free to reach out if you have any questions.

Reservations and Payments

  • All reservations are subject to availability and confirmed only after being paid in full.
  • The full room price is required at the time of booking.
  • We only accept Credit/Debit Card payments online at the time of booking.
  • No checks or cash accepted. (No Cash kept on premises.)
  • Any special requests (e.g., dietary preferences, room preferences) must be made at the time of booking and are subject to availability.
  • The guest must be at least 21 years of age to place reservation.
  • Guests under 21 years of age are welcome but must be accompanied by a parent or legal guardian.

Check-In and Check-Out

  • Check-In: From 3:00 to 6:00 PM. If you anticipate arriving outside these hours, please contact us in advance to arrange late check-in.
  • Check-Out: Guests must check out by 11:00 AM.
  • Late check-out may be available, but only at Host discretion on a case by cases basis.
  • Room access codes expire after the check-out date.

Cancellation Policy

  • Cancellations made 7 days prior to the check-in date will receive a full refund less a $25 processing fee per room.
  • Guests who cancel within 24 hours of booking their stay will have their cancellation fee waived.
  • No-shows or cancellations made less than 7 days before the arrival date will be charged the full stay amount.
  • Modification to bookings can be up to 7 days prior to check-in.
  • Changes to reservations are subject to availability.
  • A 30-day cancellation notice is required on whole venue bookings and for some holidays and special events.

Occupancy Rules

  • The maximum occupancy per room is 2 people for Double Rooms, 4 people for Accessible Family Room and 8 people for the Duplex Suites, unless otherwise approved in advance by the host.
  • Please contact us if you have a special situation or circumstance.
  • All minors must be accompanied by an adult at all times.
  • Additional guests beyond the confirmed reservation may incur a charge.

House Rules

  • Smoking: Bliss On The River is a smoke-free property.
    • Smoking is prohibited inside and outside.
    • A Damage fee of $500 will be charged for any violation.
  • Pets: Pets are not allowed on the property.
    • Please call/email for help in making arrangements to board your pet locally.
    • Service animals that are trained to perform tasks that mitigate a guest’s disability are exempt from the above restrictions.
    • No emotional support animals are allowed.
  • Noise: Please respect other guests by keeping noise to a minimum, especially during quiet hours between 10 PM and 8 AM.
  • No commercial photography or filming is permitted on the property unless approved by host.
  • Tents or other structures may not be erected unless approved by host.
  • No open fires such as candles or campfires.
  • Texas Parks & Wildlife fishing license required to fish in the Llano River.
  • Hunting on the property is strictly prohibited.

Liability & Damages

  • Guests are responsible for their personal belongings and valuables during their stay. Bliss On The River is not liable for any loss, theft, or damage to personal property.
  • Guests will be held responsible for any damage to property, furnishings, or facilities caused by them or any visitors.
  • In the event of any damage or excessive cleaning required after check-out, additional charges may apply, and the guest’s credit card will be charged accordingly.

Property Access and Security

  • Guests will be provided with a 4 digit security code to access their rooms via email after check in and the code will expire after their check-out date.
  • All common areas do not have any restrictions so plan accordingly when leaving personal items in common areas.
  • Access to certain parts of the property, such as staff areas or storage, is restricted and may not be entered without prior permission.

Parking

  • Free on-site parking is available to guests during their stay. Please park in the designated areas only.
  • Bliss On The River is not responsible for any damage or theft of vehicles or belongings left in vehicles.

No-Party or Event Policy

  • Bliss On The River is a peaceful retreat, and large gatherings, parties, or events are not permitted unless prior approval has been given. (Please see our Venue request page!)
  • Unauthorized events may result in immediate cancellation of the reservation and removal from the property without a refund.

Health & Safety

  • To ensure the health and safety of all guests, Bliss On The River follows enhanced cleaning protocols in accordance with local health guidelines.
  • If you are experiencing any illness or symptoms prior to your arrival, please notify us to discuss options for rescheduling.
  • There is no lifeguard on duty – utilize the pool and hot tub at your own risk. Children must be accompanied by a parent or legal guardian.
  • No glass containers allowed outside of rooms and pool house.
  • Linen changes will be made upon request. There is no routine daily maid service.

Food and Beverage Services

  • A complimentary breakfast is served daily from 7:30 AM to 9:30 AM.
  • Guest must inform us of any dietary restrictions or allergies at the time of booking, and we will do our best to accommodate your needs.
  • Alcohol Policy: Alcohol is not served on the property, but guest are free to bring their own beverages. Drink responsibly.

Privacy Policy

  • Bliss On The River respects your privacy. Any personal information collected during the booking process will be used solely for reservation management and will not be shared with third parties.
  • Security cameras may be in use in common areas for safety purposes. Footage will not be shared unless required by law.

Right to Refuse Service

  • We reserve the right to refuse service to any guest who violates our terms and conditions, behaves inappropriately, or engages in illegal activity.
  • In such cases, no refund will be provided, and guests may be asked to vacate the premises immediately.

Force Majeure

  • Bliss On The River is not liable for any cancellations or disruptions caused by events beyond our control, such as natural disasters, pandemics, or government regulations.
  • In the event of a force majeure, we will do our best to reschedule your stay or offer a full refund.

Amendments to Terms

  • These terms and conditions are subject to change without notice. Guests will be notified of any major changes that may impact their stay.
